Living next to a golf course
ChampionsGate grew around its golf courses — the International course was designed by Greg Norman — and its community development district dates to 1998. Many homes face a fairway or sit a short walk from one. That sets a high bar: a homeowner’s lawn is judged against turf that a full grounds team mows and grooms every day.
You do not need golf-course turf to look right next to it. What makes the difference is consistency:
- the same visit day every week, so the lawn never looks two weeks overdue
- a sharp edge where your turf meets the walk, the drive and the cart path side of the lot
- beds kept weeded and mulched, so the view from the course is tidy
- palms cleaned of brown fronds and seed stalks before they drop onto the pool cage
The fairway itself belongs to the course, and we stop at your property line. The lawn care in ChampionsGate guide explains what a weekly visit covers.
Vacation rentals: the lawn is in every listing photo
A large share of ChampionsGate homes are short-term rentals. Guests see the front yard in the listing photos and again when they pull into the driveway, and reviews mention it when something looks neglected. For rental owners, we keep a fixed weekly visit and can line it up with your turnover days. Between visits, we can add pressure washing of the drive and pool deck, window cleaning and house cleaning from the same team. Our page for vacation rental owners explains how turnovers work with us.
Palms, pools and hurricane season
Pool homes here usually have palms near the cage or the lanai. Dead fronds and fruit stalks drop onto screens and into the water, and loose fronds become projectiles in a storm. UF/IFAS advice is clear: remove only fully brown fronds and the flower and fruit stalks, and leave the green crown alone — palms cut down to a few fronds ("hurricane cuts") were more likely to lose their heads in the 2004–05 storms. Hurricane season runs June 1 to November 30, and early summer is a good time for a cleanup. See palm trimming in ChampionsGate.
Which water district covers your home?
ChampionsGate addresses use ZIP code 33896, which it shares with part of Davenport, and that ZIP code crosses the Osceola–Polk line. On the Osceola side, the South Florida district’s year-round rule allows two days a week (odd addresses Wednesday and/or Saturday, even Thursday and/or Sunday, never 10 a.m. to 4 p.m.). On the Polk side, the Southwest Florida district’s Modified Phase III order allows one day a week through March 31, 2027. We confirm your county before setting the irrigation controller.
Fertilizer in an Osceola golf community
Osceola County’s ordinance (2015-05) has no summer blackout, but no fertilizer may go down during tropical storm or hurricane watches and warnings, and there are setbacks from lakes and wetlands — 3 feet with a deflector shield, with 10 feet recommended without one. Homes on the course often back onto ponds, so those setbacks come up often. Our lawn fertilization program follows UF/IFAS timing within those rules.
What lawns deal with here
Guest-ready curb appeal
Rental lawns are photographed and reviewed. Consistency matters more than an occasional big cleanup.
Check the county
Osceola and Polk have different water districts and different current watering rules.
Palms over pool cages
Brown fronds and seed stalks fall onto screens and into pools; a cleanup before storm season prevents damage.
Watering rules here
South Florida Water Management District (SFWMD)
Year-round rule: odd addresses water Wednesday and/or Saturday, even addresses Thursday and/or Sunday, never between 10 a.m. and 4 p.m.
Southwest Florida Water Management District (SWFWMD)
Water-shortage order (Modified Phase III) through March 31, 2027: one day a week by the last digit of your address — 0–1 Monday, 2–3 Tuesday, 4–5 Wednesday, 6–7 Thursday, 8–9 Friday — midnight to 4 a.m. or 8 p.m. to 11:59 p.m. Your city may be stricter.

Fertilizer rules
Osceola County has no summer fertilizer ban; it prohibits fertilizing during tropical storm and hurricane watches or warnings and requires setbacks from water.

Questions from ChampionsGate homeowners
How often do new plants need water?
More than established plants, and the water district allows extra days for new landscaping. In Osceola (SFWMD), days 1–30 allow any day except Friday and days 31–90 Monday, Wednesday, Thursday and Saturday. We leave a watering schedule that fits your address.
Do you take care of the turf between my yard and the golf course?
We maintain everything up to your property line. The course and any common areas are kept by their own grounds teams. If you are unsure where your line is, your plat or survey shows it, and we can walk it with you.
Can you schedule around my rental turnovers in ChampionsGate?
Yes. We keep a fixed weekly day and can shift a visit before an arrival when you tell us in advance. Pressure washing, window cleaning and house cleaning can be booked with the same team.
ChampionsGate uses ZIP 33896. Does that mean Osceola rules apply?
Not always. ZIP 33896 crosses the Osceola–Polk line, and the two counties fall under different water districts. Your county decides your watering days, so we confirm it from your address.
How often should palms near my pool cage be trimmed?
It depends on the species and how fast it drops fronds and fruit. A common plan is a cleanup before hurricane season and another when stalks start to drop. We remove only brown fronds and stalks and leave the green crown.
