Davenport has grown fast — from 2,888 residents in 2010 to 9,043 in 2020 — and much of the area around it is newer subdivisions and vacation homes close to I-4 and US 27. Many lawns here belong to owners who aren’t on site every week.

A small town inside a big ZIP code area
The City of Davenport was incorporated in 1915 on the old Horse Creek settlement, and US 17/92 still runs through its historic center. Most homes with a Davenport address, though, are in the newer subdivisions to the north and west, along US 27 and toward I-4 and Posner Park — the shopping area built where the Baseball City stadium used to be. Three ZIP codes carry the name: 33837, 33896 and 33897.
That split matters for lawn care. A house inside city limits and a house in unincorporated Polk County can share a ZIP code but not every local rule. When we set up service, we check whether your address is in the city or the county before we plan watering or fertilizer.
One watering day a week: what it means for your lawn
Davenport is in Polk County, under the Southwest Florida Water Management District. Its Modified Phase III water-shortage order runs through March 31, 2027 and allows one watering day a week, set by the last digit of your address: 0–1 Monday, 2–3 Tuesday, 4–5 Wednesday, 6–7 Thursday, 8–9 Friday. On properties under an acre, watering is allowed from midnight to 4 a.m. or from 8 p.m. to 11:59 p.m. Your city can be stricter.
With a single day, how you water matters more than how often:
- water deeply on your day (UF/IFAS suggests ½ to ¾ inch per event) instead of short daily cycles
- check that heads reach the edges and corners, where drought shows first
- mow at the top of the range for your grass, because taller blades shade the soil
- watch for folded blades, a bluish cast and footprints that stay — signs the turf is wilting
New lawns get a break: during the first 30 days after planting, any day is allowed, and three days a week from day 31 to day 60. Our irrigation and sprinkler service resets controllers to the current schedule, and the lawn care in Davenport guide explains how we adjust mowing to it.
Vacation homes and second homes
Gated resort communities around Davenport — Watersong, Solterra, Providence and Highlands Reserve among them — mix full-time residents with short-term rentals. Where guests arrive every few days, a lawn has to look the same on Thursday as it did on Monday, and nobody on site may notice a broken sprinkler head until the grass shows it.
For owners who live elsewhere, we keep the visit on a fixed day, send photos of anything that needs a decision, and can bundle pressure washing, palm trimming and yard cleanup into the same schedule. Our page for vacation rental owners covers turnovers and guest-ready checklists.
Fertilizer rules in Polk County
Polk County has no summer fertilizer blackout, but its ordinance sets other limits that apply all year:
- no nitrogen or phosphorus within 10 feet of a lake, pond, stream or wetland
- no fertilizer during severe weather, or when more than 2 inches of rain are likely within 24 hours
- no nitrogen or phosphorus when sodding, or for 30 days afterward
- spills swept off pavement, and clippings never blown into the street, a drain or the water
Horse Creek, which runs past the town, drains to the Kissimmee River system, so what washes off a driveway here travels a long way. Our lawn fertilization program is planned around these rules and UF/IFAS timing.
Newer homes, younger sod
Many Davenport homes are recent builds. Builder sod is laid quickly and often over compacted fill, so its roots stay shallow for the first years — which is exactly when a one-day watering schedule bites. If patches keep browning in the same spots, the cause is usually coverage or soil, not more fertilizer. Replacing them with new sod works only once the sprinkler reaches them.
What lawns deal with here
One watering day a week
Under the current SWFWMD order, deep, early-morning watering on your one day does more than frequent light watering.
Newer sod
Many homes are recent builds with young sod that hasn’t rooted deeply yet, so it shows drought stress early.
Owners who aren’t here
Rentals and second homes need someone to notice a broken sprinkler head or a storm mess before the guests do.

Fertilizer rules
Polk County has no summer fertilizer ban. Its ordinance keeps fertilizer at least 10 feet from water, off pavement and drains, and restricts application around heavy rain.

Questions from Davenport homeowners
How much does lawn mowing cost in Davenport?
It depends on the square footage of turf, slopes, gates and fenced pools, and how often we visit. A lot in a gated Davenport community and a half-acre on a county road are not the same job, so we quote each address. Call (407) 577-6400 or use the free quote tool.
Do fertilizer rules differ between Osceola, Polk and Lake?
Yes. Osceola and Polk have no summer ban but restrict fertilizer near water and during storm watches, and Polk also during heavy rain. Unincorporated Lake County bans nitrogen and phosphorus June 1–September 30. The city of Clermont’s own rule is still being confirmed.
How can my lawn survive on one watering day a week in Davenport?
Water deeply on your day, early in the morning, and make sure every head reaches the edges. Mow at the high end for your grass so the blades shade the soil. Most browning under the order comes from poor coverage, not from the single day itself.
I rent my Davenport home to guests. Can you work around check-ins?
Yes. We keep a fixed visit day and can move it before an arrival when you tell us in advance. We send photos when something needs your decision, so you do not have to be on site.
Do you serve all three Davenport ZIP codes?
Yes: 33837, 33896 and 33897. Some addresses in those ZIP codes are inside city limits and others are in unincorporated Polk County, so we confirm which applies before planning watering and fertilizer.
Can I water new sod more often under the current order?
Yes. The Southwest Florida district allows watering on any day for the first 30 days after planting, then three days a week from day 31 to day 60. After that, the one-day schedule applies.
