Why exterior paint fails faster in Florida
Strong sun breaks down paint and fades color, especially on south- and west-facing walls. Humidity and rain feed mildew, and moisture behind the paint makes it blister and peel. Stucco, the most common exterior finish here, develops hairline cracks that let water in. A paint job lasts when the surface is prepared properly, not just when the paint is good.
What does the job include?
- a pressure wash to remove dirt, chalking and mildew,
- scraping loose paint, patching and caulking cracks and gaps,
- protecting windows, light fixtures, plants, the pool area and the driveway,
- paint on walls, trim and doors in your chosen colors,
- cleanup and a final walk-around with you.
HOA colors and approval
In Celebration, ChampionsGate and most master-planned communities, exterior colors need HOA approval, and some communities have an approved color list. Get the approval before painting starts. We can work from the approved color codes you send us.
Homes built before 1978
Federal rules apply to paint work on homes built before 1978. The EPA’s Renovation, Repair and Painting (RRP) rule requires anyone paid to disturb painted surfaces in those homes to be certified, because the old paint may contain lead. Most homes in our service area are newer, but tell us the year your home was built when you ask for a quote. If it was built before 1978, we tell you up front whether we can take the job.
Weather and scheduling
Paint needs a dry surface and dry hours after it goes on. In the rainy season we paint in the mornings, follow the forecast closely and move days when storms are coming. Spring and fall are the easiest seasons to schedule.
Paint and the yard
Painting goes smoother when shrubs are trimmed back from the walls first, which also keeps the new paint clean longer. Our shrub trimming crew can do that before painting starts. To refresh the driveway at the same time, see driveway crack repair and painting.
We paint homes in Celebration, Davenport, Four Corners, ChampionsGate and Clermont.

Common questions
Questions about exterior painting
Can you paint the outside of an older home?
Tell us the year the house was built. Work that disturbs paint in homes built before 1978 falls under the EPA lead-safe rule (RRP) and needs a certified firm. We tell you before quoting whether your home can be painted by us.
Do I need HOA approval to repaint my house?
In most master-planned communities, yes, even for the same color. Get approval before work starts and send us the approved color codes.
My house was built before 1978. Does that matter?
Yes. The EPA’s RRP rule requires certified firms for paid work that disturbs paint in pre-1978 homes. Tell us the build year and we’ll say up front whether we can take the job.
Can you paint during the rainy season?
Yes, with care. We paint in the mornings, watch the forecast and move days when storms are coming, so the paint has dry hours to set.
How is exterior painting priced?
By wall area, trim and doors, the number of stories, how much prep the surface needs and the number of colors.
