Driveway crack repair and painting

Why do driveways crack?

Concrete shrinks as it cures and moves with heat and moisture, so most driveways develop some cracks. Control joints, the straight grooves cut into the slab, are there so it cracks along those lines instead of across the middle. Tree roots, heavy vehicles and soil that settles after rain cause the rest. Once a crack opens, water gets in and weeds take root, and the driveway starts to look neglected even when the rest of the property is cared for.

What does the repair include?

• a full pressure wash first, so the filler and coating bond to clean concrete,
• cracks cleaned out and filled with a crack filler suited to concrete,
• a coating or concrete paint over the driveway, in the color you choose,
• instructions for when you can walk and drive on it again.

Repair or replace?

Crack filling and coating are a cosmetic refresh: they make the driveway even, cleaner and easier to keep clean. They don’t fix a slab that has heaved, sunk or broken into pieces that move. If a section lifts or drops, or a tree root is pushing it up, we tell you before quoting a refresh that wouldn’t last.

Colors and HOAs

Many communities in Celebration, ChampionsGate and other master-planned neighborhoods have rules for driveway colors and finishes. Check what your HOA allows (or send us the approved list) before choosing a color.

Weather and dry time

Coatings need a dry surface and a dry forecast. In the rainy season we schedule them for the morning and move them if a storm is coming. Dry and cure times depend on the product and the weather; we give you the times for the product we use, and you keep cars off until then.

Keep it looking good

Keep sprinklers from spraying the driveway, which leaves stains, and keep weeds out of the joints. Pavers are a different surface; see pavers and hardscaping.
