Why do Florida driveways turn dark?

Heat, humidity and months of afternoon rain are ideal for mildew, algae and mold on concrete, pavers and stucco. Shaded spots, north-facing walls and areas next to sprinklers go first. Some HOAs send notices when driveways and walks get dark enough to stand out from the street.

What can be pressure washed?

  • Driveways and walkways, concrete or pavers.
  • Pool decks and patios, including the area inside the screen enclosure.
  • Exterior walls, stucco or siding.
  • Curbs, entry steps and fences.

The right pressure for each surface

More pressure isn’t always better. Concrete can take a strong surface cleaner; pavers, stucco, paint and screen enclosures need lower pressure, or the joint sand washes out, the stucco gets etched or the paint lifts. We pre-treat mildew so the surface comes clean without blasting it, and we rinse nearby plants and grass before and after.

How often should you pressure wash in Florida?

It depends on shade, sprinklers and how much the surface gets used. Many owners do it once a year, often at the end of the rainy season; rentals and homes getting ready to sell often more. Sprinklers that hit the driveway leave orange or dark streaks that come back fast; an irrigation adjustment fixes the cause.

Before you paint or seal

Paint and coatings only stick to clean surfaces. Pressure washing is the first step of driveway crack repair and painting and exterior painting, and it should come first if you plan to seal pavers.

What to expect on the day

We need access to an outside water faucet. Move cars off the driveway and bring in anything you don’t want wet (doormats, outdoor rugs, pet bowls). Surfaces are usually dry in a few hours on a sunny day.

Common questions

Questions about pressure washing

What can you pressure wash?

Driveways, walkways, patios, pool decks and house exteriors are the common jobs. Tell us the surface and show us a photo; softer materials like painted wood or older stucco need a gentler method, and we say so before quoting.

How often should I pressure wash my driveway in Florida?

Many owners do it about once a year, often after the rainy season. Shaded driveways, sprinkler overspray and rentals usually need it more often.

Will pressure washing damage my pavers?

Not at the right pressure. Pavers get lower pressure than plain concrete so the joint sand stays in place. Some joint sand may need topping up after a deep clean.

Do I need to be home?

No, as long as we can reach an outside water faucet and the cars are off the driveway.

How is pressure washing priced?

By square feet of surface, the material and how much buildup there is. Driveway, walks and deck can be priced together.
