Overview

The problem

Mowing alone doesn’t catch a dead sprinkler zone, a chinch bug patch or weeds moving in from the neighbor’s yard until the damage is obvious.

What you get

Problems spotted early and reported to you, so small fixes stay small.

What you get

Everything in one visit

What is the difference between mowing and lawn maintenance?

Mowing keeps the grass short. Lawn maintenance keeps it healthy. Our lawn maintenance service is everything in a mowing visit, plus a crew that looks at the lawn while they’re on it: dry spots, insect damage, fungus, weeds in the beds, and sprinkler heads that are broken or spraying the house instead of the grass. When something needs attention, you hear about it the same day.

What do we check on each visit?

  • Dry or thin areas. Folded blades, a bluish-gray cast and footprints that stay visible are the wilt signs UF/IFAS lists. They usually point to an irrigation zone that isn’t reaching.
  • Chinch bug damage. Yellow-to-brown patches that start in hot, sunny spots along pavement, mostly in St. Augustine from late spring through fall.
  • Large patch. Round, discolored patches with darker or orange borders, mostly from November to May when it’s cooler and damp.
  • Weeds. We pull weeds in beds by hand and tell you when the lawn needs a weed control treatment.
  • Sprinkler problems. Broken or tilted heads, geysers and zones running at the wrong time.

Why does early detection matter in Florida?

Florida lawn problems spread fast in the heat. A chinch bug patch the size of a doormat can cover a whole side yard in a few weeks of summer, and a dead irrigation zone can scorch a lawn during the dry spring. Catching it on a regular visit means a small fix instead of new sod.

Is lawn maintenance right for you?

It is a good fit if you:

  • don’t want to walk the yard every week looking for problems,
  • own a vacation rental or a house you don’t live in full time,
  • live in an HOA community where a brown patch turns into a letter,
  • or just want one crew to own the lawn instead of three different companies.

If you want beds, mulch and seasonal work on the same plan, our property care plans bundle them.

How is lawn maintenance priced?

Like mowing, it is based on lawn size, access and frequency. Fertilization, weed treatments, cleanups and sprinkler repairs are quoted on their own so you see what each one costs. We serve Davenport, Four Corners, Clermont, Celebration and ChampionsGate.

Common questions

Questions about lawn maintenance

What changes the price of lawn service?

Mainly the square footage of turf, how easy the yard is to reach (gates, slopes, fenced pools) and how often we visit. Extra services like trimming, cleanups or fertilization are priced on their own.

What kind of grass do I have?

In our area it is usually St. Augustine, zoysia or bahia, and each needs a different mowing height. We identify it on the first visit and set the mower to match.

How often should St. Augustine grass be mowed in summer?

Usually weekly in the rainy season. UF/IFAS says to remove no more than one third of the blade per mowing, and in June–September St. Augustine grows fast enough that a longer gap breaks that rule and stresses the lawn.

Why does my grass look dull and slow in winter?

Warm-season grasses like St. Augustine, Bahia and Zoysia slow down in cool weather, and a light frost can turn the tips brown. They green up again in spring. Winter visits are less frequent for that reason.

How do I know if I have St. Augustine, Bahia or Zoysia?

St. Augustine has wide, blunt blades and thick runners. Bahia is coarser, with Y-shaped seed stalks. Zoysia is fine and dense. Each is cut at a different height, so we identify it on the first visit instead of guessing.

What are chinch bugs and how do I spot them?

Chinch bugs are the main pest of St. Augustine grass. They leave yellow-to-brown patches, often in hot, full-sun spots next to pavement, and the centers die. A lawn cut too short or over-fertilized is more at risk. Call us before you treat; the patch can also be drought or disease.

Why do I get round brown patches in the fall and winter?

It is often large patch, a fungus active in cooler weather (below about 80°F, November through May). Water only in the morning and only when the lawn needs it, and go easy on fast-release fertilizer. A photo helps us tell it from chinch bugs or drought.

Is lawn maintenance more than mowing?

Yes. It includes everything in a mowing visit plus a check for dry spots, insect damage, fungus and sprinkler problems, and hand-pulling weeds in beds. You hear from us when something needs attention.

Are fertilizer and weed treatments included?

They are quoted separately, because the timing depends on your grass and your county’s fertilizer rules. You can add them to the same schedule, or bundle everything in a property care plan.

Can you look after the lawn at a rental I don’t live in?

Yes. We work with vacation-rental and out-of-state owners. We can set the visit day around your bookings and contact you by phone, text or email, in English or Spanish.

How do I know if I have chinch bugs?

UF/IFAS describes yellow-to-brown patches, sometimes dead in the center, starting in sunny, water-stressed areas. They suggest vacuuming a square foot where dead meets green grass and looking for the tiny insects on white paper. If you see it, call us and we’ll look before anything is treated.

Is brown patch the same as large patch?

No. UF/IFAS uses “brown patch” for a separate summer disease. The round patches that show up from November to May in St. Augustine are large patch.

Will fertilizer fix brown patches?

Not by itself, and extra nitrogen can feed both chinch bugs and large patch. Identify the cause first, then fertilize on the UF/IFAS schedule and your county’s rules.

Why is the grass next to my driveway dying first?

Pavement radiates heat and dries the edge, which is where chinch bugs and drought stress usually start. Check sprinkler coverage along the strip first.

Can I just re-sod the patch?

Only after you know the cause. New sod placed beside active chinch bugs or fungus can fail too. Once the cause is under control, patching with sod works.

Can you take care of my Florida yard if I live in another state?

Yes. Outdoor work does not need anyone home. We quote from photos and a call, and you hear from us with photos when something needs a decision.

How do I know the work was done?

Ask for photos after every visit and we send them. Without that request, you get photos whenever something needs your decision.

Will you keep my sprinkler schedule legal?

We check the controller against the current water district order for your address, and the orders in Polk and Lake are temporary, so they need rechecking.

Why does my Zelle payment show a different name?

Zelle payments appear under our registered name, CG El Quinde Shop Corp. Send to 407-577-6400.

How often do I water new sod in Celebration?

Several short cycles a day for 7 to 10 days, then about daily for 7 to 10 more. SFWMD allows any day except Friday for days 1–30, and four set days for days 31–90.

When can I fertilize a new lawn?

Wait at least 30 days after the sod is laid, as UF/IFAS recommends. After that, early April and early October are the first and last lawn feedings in Central Florida.

Does Osceola County ban fertilizer in summer?

Not in its ordinance summary, as checked October 7, 2026. It does prohibit fertilizing during tropical storm and hurricane watches and warnings.

When should I put down weed preventer in Celebration?

Around February 15, before five straight days at 65–70 °F, according to UF/IFAS Extension in Osceola County. Later applications work less well.
