Property care for out-of-state owners

Galapagos looks after second homes and investment properties in Celebration, Davenport, Four Corners, ChampionsGate and Clermont for owners who live out of state: lawn and palm care on a fixed day, sprinklers kept to the current watering rules, photos when something needs you, and invoices you can pay from anywhere.

Know what’s happening without driving over

When you live a plane ride away, the hard part is not the mowing; it is knowing what is going on. A broken sprinkler head can burn a strip of lawn in two weeks of Florida sun, and a dead frond over the roof can wait months until a storm drops it.

What we watch on every visit

  • the lawn: dry strips, brown patches, chinch-bug damage, weeds moving in
  • the sprinklers: heads that are broken, tilted or spraying the house, and a controller set to the right day
  • the beds and shrubs: anything touching the house or blocking windows
  • palms and trees: brown fronds over the roof, fallen limbs, leaning trunks
  • storm damage or anything unusual at the property

If something needs a decision, you get a short note with photos. If it is work we do, a quote comes with it; we don’t do extra work without your OK.

Rules that change while you’re away

Watering rules in Central Florida change with droughts. Right now Polk County homes are under a Southwest Florida district order that allows one day a week through March 31, 2027, and Lake County homes are under the St. Johns River district’s Phase III order. A controller left on last year’s schedule can break the rule and still leave the lawn dry. We keep yours current, and each service area page lists the rule for that city with the official source.

Hurricane season from far away

Hurricane season runs June 1 to November 30. Before it starts, we remove dead fronds, fruit and loose limbs. After a named storm passes, we can check the property, clear what fell, and send photos the same day, so you know what you are dealing with before you call your insurer.

Paying from anywhere

Every invoice we email or text has a private link. You can pay by Zelle, ACH, Apple Pay, Venmo, Cash App or credit and debit card; see payments for details. Zelle payments appear under our registered name, CG El Quinde Shop Corp.

A property care plan keeps the yearly work — mowing, fertilizer, shrubs, palms, mulch — on its own schedule.

Questions from owners who live elsewhere

How do I know the visit happened if I am not in Florida?

Visits happen on a fixed day, and we send photos when something needs your attention. If you want a photo after every visit, ask for it when you sign up.

What happens if something breaks while I am away?

We tell you with photos and, if it is work we do — a sprinkler head, a fallen limb, storm debris — send a quote. We don’t do extra work without your OK.

Can I pay my invoice online?

Every invoice we email or text has a private link where you can see it and the ways to pay it. You can also pay with any method on our payments page.

Why does Zelle show a different name?

Zelle payments appear under our registered name, CG El Quinde Shop Corp. If you’re unsure, call (407) 577-6400 before sending.

Which days can I water my lawn?

It depends on your water management district and can change during droughts. Osceola County (SFWMD) uses a two-day rule; Polk County (SWFWMD) and Lake County (SJRWMD) currently have one-day-a-week shortage orders. Each city page shows the rule for that area with a link to the official source.
