Vacation rental curb appeal: a turnover checklist for Davenport & ChampionsGate owners

, By Galapagos Lawncare Team · · Rentals, HOAs & owners

Guests judge the house from the listing photo and the driveway. A short outdoor checklist, timed around bookings, keeps both looking right.

A vacation rental in Davenport or ChampionsGate is judged twice before guests open the door: in the listing photo and when they pull into the driveway. The outdoor turnover checklist below keeps both right. It covers what to check every stay, every month and every season, and how to time yard work so it never lands on a guest’s arrival.

Why does the yard matter so much for a rental?

Because it is in the first photo and the first impression. A shaggy lawn, brown fronds over the entry or fruit stains on the pool deck tell a guest the house is not looked after, before they see the kitchen. Many communities near ChampionsGate and Four Corners also have HOA rules for front yards, and an empty house is the first one to get a letter.

What should be checked before every arrival?

These are quick, and most can be folded into the inside clean.

  • Driveway and entry: swept, no clippings, leaves or palm debris on the walk.
  • Front lawn: cut within the last week in the summer rains, edges trimmed.
  • Beds by the door: no weeds above the mulch, no dead plants in planters.
  • Pool deck and lanai: fronds, pods and fruit picked up; furniture straight; no standing water.
  • Trash area: bins clean and out of sight from the street if your HOA requires it.
  • Lights and house number: working and visible for a night arrival.

What needs attention every month?

  • Sprinklers. In an empty house, a broken head can run on schedule for weeks before anyone notices, and a controller left on an old schedule can break the current watering order. Watch the zones run, look for heads spraying the house or the street, and confirm the days match your water district.
  • Shrubs and hedges trimmed back from windows, walkways and the pool cage.
  • Palms checked for brown fronds and fruit stalks over the deck. Fruit stains are harder to remove than to prevent.
  • Mulch topped up where it has thinned; UF/IFAS recommends 2 to 3 inches around established plants.

What changes by season?

  • Summer rains (June–September): weekly mowing, because the grass can gain inches between cuts. Storm debris after every heavy afternoon.
  • Hurricane season (June 1 to November 30): before it starts, a cleanup of dead fronds, fruit and loose limbs removes most of what becomes debris. After a named storm, the drive and the deck need clearing so the house is usable for the next guest. Our hurricane season checklist has the full list.
  • Dry spring: irrigation coverage matters most; brown strips in the front lawn show up in photos.
  • Before peak booking periods: a pressure washing visit for the driveway, the walk and the pool deck.

How do you time yard work around bookings?

Set a fixed day for lawn care that falls before most arrivals, and keep noisy jobs such as hedge trimming and pressure washing for vacant days. If your bookings change, the schedule should move with them. Tell us your typical check-in day and we plan the visits around it; if a booking changes, text us and we move the visit.

Can one team handle inside and outside?

Yes. Galapagos does lawn care, palm trimming, pressure washing and house cleaning, so a rental can have one schedule and one invoice. When we find something that needs a decision, such as a broken sprinkler line or storm damage, you hear from us with photos.

Questions on this topic

How often should a vacation rental lawn be mowed?

Weekly in the summer rains, on a fixed day before most arrivals. Many lawns can move to every other week from late fall to early spring.

Can you avoid working while guests are at the house?

We plan noisy jobs such as hedge trimming and pressure washing for vacant days. Tell us your check-in pattern, and text us when a booking changes.

Who checks the sprinklers in an empty rental?

Someone should every month. We look at the zones that run on visit days and flag broken heads, overspray and schedules that break the watering order.

Can one company do the yard and the house cleaning?

Yes. We do lawn care, palms, pressure washing and house cleaning, so a rental can have one schedule and one invoice.
